Roof Repair

Roof Repair in Stratford, NJ

Most roofs that get quoted for replacement have one thing wrong with them, and the honest version of that conversation starts with somebody naming the thing.

When a repair is the right purchase

It comes down to whether the trouble is local or general. One failed junction on a covering with eight years left is a repair, and correcting it releases all eight. The same symptom on a covering shedding its surface from every face is a down payment on a replacement that is happening anyway. Telling those apart takes somebody on the roof with a camera and takes about forty minutes, and you should expect to be told the second answer when it is the true one.

What usually turns out to be wrong

The collar round a vent pipe

The flexible boot at a soil pipe goes brittle and opens up while the shingles around it still have years to run. A small part, a short visit, and the cause of a remarkable number of upstairs ceiling marks.

Sealant where metal belonged

A bead of caulk smeared across a chimney junction is a previous contractor's shortcut. It fails on a schedule you could set a calendar by, and the fix is a properly formed piece woven into the courses.

Valleys that were closed badly

A valley concentrates the run-off from two slopes into one narrow channel, so it handles more water per foot than any other part of the structure. Woven shut with shingle above metal that has rusted through, it will leak in the same spot every wet season until it is opened and rebuilt.

Courses the wind has been under

A gust strong enough to lift a tab breaks the adhesive seal even when nothing comes off the roof. From the pavement nothing looks wrong, and the next driving rain finds the gap.

Missing edge metal at the eaves

With nothing folded over the edge, run-off creeps backwards beneath the lowest row and soaks the timber the gutter is screwed to. That timber decays out of sight for years, and by the time anyone spots it the job has grown well past a morning's work.

What is handed over

Before and after images, the date they were taken, and a sentence saying which parts were touched and which were knowingly left as found. Producing it costs a few minutes. What it buys is evidence: when the house is next surveyed, somebody can read exactly what was done instead of speculating about it from the ground.

One detail or the whole covering?

The measure settles it and the photographs let you check the answer for yourself.
