Roof Leak Repair
Water travels along timber before it drops, so the mark on your ceiling is a clue about where the opening is not. Tracing it is a separate skill from closing it.
Water entering at a chimney can run along a rafter for several feet before gravity beats friction and it falls through the plasterboard. That is why sealant applied directly above a mark so often achieves nothing at all, and why the second contractor to look at the same leak tends to find it. The work is in the tracing — from inside the loft where there is access, then on the roof at every junction uphill of the mark, with a hose if the weather will not oblige.

Collars, valleys, chimney and wall flashings, skylight kerbs and anything else piercing the plane above the stain. Photographed as they are examined so the reasoning survives the visit.
A dry spell is no obstacle. A hose wets one small area at a time, working upward, while a second person stands under the ceiling waiting for it to show. It takes a while and it is the only approach that ends in proof rather than opinion.
Once it is found you get a number to close that defect. If the covering is genuinely finished you are told that instead, and the number for closing one hole is not quietly inflated into a replacement.
Ending one: the opening is photographed and a figure to close it follows. Ending two: a first visit knocks out most of the candidates without settling on one, and you leave holding a note of everything eliminated, with nothing to pay. Two happens rarely. Even so it beats the usual alternative, which is a tube of sealant aimed at a guess — that takes your money and hands the problem forward to the next wet month.
Often enough the position alone narrows it to two or three candidates before anybody visits.
