What an hour buys you
Condition, a span of remaining years rather than a single pronouncement, and the dimensions every later figure depends on. Nothing is charged for it because it is simply how a price gets made here: the jobs that proceed carry its cost and the ones that do not are written off as overhead. Nor is there any lever by which it could invent work, since no wage or bonus in this business moves with what a homeowner ends up buying.
What gets looked at
Every penetration
Collars, vents, skylights, chimneys and anywhere a plane meets a wall. This is where almost all water gets in and where almost all quotes are vague.
Edges and drainage
Eaves, rakes and whatever metal runs along them, plus the sediment sitting in the troughs below. That sediment is surface worn off the shingles above, and its depth says a great deal about how much service life has already gone.
Underneath, where there is access
Staining on timber, daylight through a joint, damp batting and corroded shanks separate a live problem from one that stopped years ago, and together they say whether air is moving up there.
What an inspection cannot do
Everything in it was seen, on that day, from where somebody could physically get to. Sealed construction stays sealed: no X-ray through a covering that is still whole, no opening up a loft that has been boarded and plastered. And no visit, however careful, is a forecast — a roof in good order can still lose tabs to an exceptional night. Anywhere the ladder or the hatch stopped us, that limitation is printed in the report beside the section it affects.
